Hughes Investments, Inc. is thrilled to welcome Poogan’s Southern Kitchen to BridgeWay Station.

An iconic brand in the restaurant and hospitality industry in South Carolina, the name Poogan’s

is as steeped in the history of the downtown Charleston, SC, restaurant scene as it is synonymous with homemade scratch cooking and Southern hospitality. Poogan’s Porch, established in 1976, is Charleston’s oldest independent culinary establishment and remains one of the most popular destinations for diners in the city.

Knowing full well Poogan’s Porch could never truly be duplicated away from the walls of the famous 19th century home on Queen Street, it was the careful decision of the family to take its recipes, traditions, techniques, and hospitality to create a stylish Southern diner in its image.

With more than 45 years of experience serving Southern food to their guests, Poogan’s Southern

Kitchen is proud to offer brunch and dinner with Poogan’s memorable quality stamped on every dish that leaves the kitchen. With their expanded venture into BridgeWay Station, the brand will continue to grow the name made famous by a fluffy little dog who enjoyed afternoon naps on a front porch that now bears his name.

From their fluffy biscuits to their famous buttermilk fried chicken and shrimp & grits, Poogan’s Southern Kitchen brings a signature comfortable and approachable dining experience to a modern setting. Guests of the BridgeWay Station location will enjoy a spacious, 6,000-square- foot restaurant that includes private indoor dining, bar seating, and a 500-square-foot outdoor dining area. Per the restaurant’s tradition and in theme with the project’s goals, the outdoor dining space will be pet-friendly.

Hospitality Group portfolio

The original Poogan’s Southern Kitchen concept was launched in Summerville, South Carolina, in fall of 2020. The second location, in Forest Acres, South Carolina, is expected to open in late spring of 2022.  Poogan’s Hospitality Group also operates Poogan’s Porch (since 1976), Poogan’s Smokehouse (since 2015) and Poogan’s Courtyard (since 2019) in downtown Charleston.

BridgeWay Station is a multi-phase, mixed-use development actively under construction in Mauldin, SC. BridgeWay Station is located at the exit of Bridges Road off of I-385.

Poogan’s Southern Kitchen joins Cohesive Coffee, Belladina’s Italian Market, and Dodge®.

Bearings and Power Transmission as other announced tenants coming to BridgeWay Station.

Over 50% of retail space that has already been leased thus far at the development. Subsequent tenant announcements that will occupy that space will be shared soon.

The first phase of development at BridgeWay Station will feature approximately 69,939 SF of retail, 210,824 SF of residential, 81,000 SF of institutional development, 75,000 SF of office, 24,691 SF of plaza and pavilion public space, and 5+ acres of parks connected to the Swamp

Rabbit Trail and the new, iconic pedestrian bridge spanning I-385.
