South Carolina Housing offers a special homeownership initiative for eligible public servants—including teachers, nurses, firefighters, law enforcement officers, EMTs, veterans, and active-duty or reserve military members. The program provides reduced fixed-rate mortgages along with up to $10,000 in forgivable down payment assistance that can be used toward down payments and closing costs.

Funding is limited and available on a first-come, first-served basis through participating, approved lenders. While official details for the 2026 program have not yet been released.
