Many first-time buyers hit the same wall: saving enough for their down payment. In fact, a study found 31% of first-time buyers say it’s the hardest part of the entire homebuying process. But here’s something that could make that a whole lot easier.

South Carolina Housing offers a special homeownership initiative for eligible public servants—including teachers, nurses, firefighters, law enforcement officers, EMTs, veterans, and active-duty or reserve military members. The program provides reduced fixed-rate mortgages along with up to $10,000 in forgivable down payment assistance that can be used toward down payments and closing costs.

Funding is limited and available on a first-come, first-served basis through participating, approved lenders. While official details for the 2026 program have not yet been released. What to do while you are waiting for this program to open?....... This is a great time to correct or strengthen your credit score. Even though most people aren’t aware, there are 2,624 down payment assistance programs available right now. And, qualifying buyers receive an average of $17k to use toward their purchase. That’s real money that can help you buy sooner than you ever thought possible.
