First Steps, and Sold Signs

After several years of high mortgage rates and hesitation from buyers, momentum is finally building beneath the surface of the housing market. Sellers are returning. Buyers are re-engaging. And for the first time in a long time, we’re seeing real movement again.  It’s not a surge. But it is a shift and one that could set the stage for a stronger market in 2026.

S1186-1.jpgRates will always rise and fall—that’s normal. With today’s economic uncertainty, some volatility is expected. But when you zoom out, it’s the long-term trend that matters. And recently, we’ve seen some of the best rate levels of 2025.  Why this matters for you: Lower rates = lower monthly payments and Lower costs = more buying power

For a while, many homeowners stayed put because they didn’t want to give up their ultra-low rates. That “lock-in effect” kept listings tight. While it’s still a factor today, it’s beginning to ease. As life events drive more people to move and rates come down, more inventory is opening.

It’s not just sellers who are active again. With more options and slightly better affordability, buyers are coming off the sidelines too. That creates healthier movement on both sides of the market.

All forecast moderate sales growth heading into 2026.  After a few slower-than-normal years, the market is finally gaining traction. Lower mortgage rates, more listings, and renewed buyer activity all point to a steady, sustainable recovery—not a spike, but a real turn in the right direction.
